Neighborhoods we cover here
Roxborough sits at the southwestern edge of the Littleton mailing area, up against the hogback and the entrance to Roxborough State Park. We work in Roxborough Park, Roxborough Village, Roxborough Downs, Roxborough Park North and across Sterling Ranch as it continues to build out.
Despite the Littleton address, none of 80125 is inside Littleton city limits. It is Douglas County, and the permitting, inspection and service districts all follow from that.
Newer housing changes what fails
This is the youngest part of our service area by some distance. Roxborough Park was developed from the 1970s onward and Sterling Ranch is far newer than that, which means the laterals here are predominantly PVC rather than clay, Orangeburg or cast iron.
That shifts the failure pattern entirely. PVC does not corrode, roots cannot push through a solvent-welded or gasketed joint the way they get through clay, and the pipe itself rarely fails on its own. What we find instead is almost always one of three things.
| Finding | Cause | Usual answer |
|---|---|---|
| Belly holding water | Bedding settled after backfill | Dig and re-bed that section |
| Separated joint | Ground movement, poor assembly | Spot repair |
| Crushed section | Load from above, often during construction | Spot repair or replacement |
A belly is the one that catches homeowners out. The pipe is sound, the camera shows no cracks, and yet the line blocks repeatedly — because standing water in the sag lets solids settle instead of carrying them along. No amount of cleaning fixes it. Jetting clears the accumulation and it comes back, because the sag is still there.
Rock
Excavation on this side of the county hits rock more often than anywhere else we work. It does not change what the repair is, but it does change how long the dig takes and what it costs, and it is a reason to establish early whether trenchless methods can avoid the excavation altogether.
Sterling Ranch and very new builds
On a line only a few years old, a failure is almost always an installation issue rather than wear — a section bedded badly, a joint not fully seated, or damage during construction that nobody caught. Camera footage matters more than usual here, because it may be relevant to a builder warranty claim.
What we do in this area
- Camera inspection and line locating — the first step on every job
- Trenchless repair — CIPP lining and pipe bursting
- Full line replacement — when the pipe is past saving
- Hydro jetting — grease, scale and root debris
- Root cutting and treatment
- Emergency callouts — any hour, any day
Repeat blockages in a newer house?
That usually means a belly, not a clog. A camera run shows it in minutes.

Questions we get asked
Is Roxborough part of Littleton?
It has a Littleton mailing address but sits outside the city limits, in Douglas County. For sewer work that means Douglas County issues the excavation permit and runs the inspection, not Littleton or Arapahoe.
My house is newer. Can the sewer line really be the problem?
Yes, though the reason differs. Newer PVC laterals rarely fail as material. What we find is bedding that settled and left a belly, a joint that was not fully seated, or a section damaged during construction. All three produce repeat blockages in a pipe that looks sound.
What is a belly and why does cleaning not fix it?
A belly is a sag where the line has lost its consistent fall, so water stands in it. Solids settle in that standing water instead of being carried along. Jetting clears the accumulation but the sag is still there, so it returns. Fixing it means digging to that section and re-bedding the pipe at the correct grade.
Does rock make the job more expensive here?
It makes excavation slower, and excavation time is a large part of an open-cut quote. It is one reason we check whether trenchless lining or bursting can do the job first, since those methods are far less affected by what the ground is made of.
Do you cover Sterling Ranch?
Yes. On very new builds a sewer problem is usually an installation issue rather than wear, and the camera footage can matter for a builder warranty claim, so we make a point of recording and handing over the full run.
Out in 80125
Roxborough is Douglas County despite the Littleton address, and the ground out here digs differently from the flats. Both affect what a repair takes.
