Long front-yard runs
Ken Caryl Valley and the Deer Creek side were laid out with generous lots and deep setbacks. That means the lateral from the house to the street is often 60 to 100 feet rather than the 30 or 40 you find in older grid neighborhoods closer to downtown. A longer line means more joints, more chances for a root to find one, and a bigger number on an open-cut quote.

Rock and grade
The foothill edge of 80127 sits on harder ground than the flat east side of Littleton. Excavation hits rock more often, and crews work slower for it. Grade also matters: lines running downhill scour themselves clean, while the flatter runs on the valley floor let solids settle and build.
Mature landscaping
The Ken Caryl neighborhoods were planted out decades ago and the trees have had time to get established. My house is from the early Ken Caryl phases. Should I be worried about Orangeburg?
It is worth checking. Orangeburg was used widely between 1945 and 1972, so homes from the first phases out here can have it. It deforms into an oval and then flattens, and it cannot be lined — it has to be replaced. A camera inspection identifies it in minutes, and finding it before a collapse is considerably cheaper than finding it during one.
