Neighborhoods we cover here

ZIP 80120 is the only Littleton ZIP that sits completely inside the city limits, and it is the historic core. We work throughout downtown Littleton, Ketring Park, Progress Park, Heritage and Brookridge Heights, along the streets either side of Main Street and the older grid running back from the South Platte.

It is also the part of town where we most often open a camera run and find clay.

What is under these streets

Littleton was incorporated in 1890, and the laterals serving the oldest downtown properties are vitrified clay laid in two-foot sections. That means a joint every two feet — roughly twenty joints on a typical 40-foot run back here, each one a place a root can get in.

Clay itself is remarkably durable. It does not corrode and it does not rot. What fails is the joint between sections, and after a century of freeze and thaw most of them have moved at least a little. Root intrusion is the single most common finding on this side of town, followed by sections that have separated far enough for soil to start washing in.

The elm and cottonwood problem

The mature street trees downtown are the other half of the equation. Elms along the older residential streets and cottonwoods through the South Platte corridor both send roots a long way in dry ground, and a leaking clay joint is the wettest thing available. The tree causing the problem is frequently not the one in your own yard.

Short runs, shallow lines

One genuine advantage down here: the lots are close-set and the laterals are short, commonly 35 to 45 feet rather than the 60 to 100 found out in Ken Caryl. Open-cut work is priced largely by the foot, so a full replacement in 80120 often comes in well below what the same job costs on the western edge of town.

The counterweight is what sits on top. Mature landscaping, stone walkways and narrow access between houses all make a trench harder to work and more expensive to restore, which is why trenchless methods still earn their place here.

One county, one permit office

ZIP 80120 is entirely Arapahoe County, which makes it the simplest part of our service area for permitting. Excavation reaching the public right-of-way needs a county permit and an inspection before backfill, and we pull and schedule both as part of the job.

Elsewhere in Littleton the picture is messier — 80127 and 80128 are Jefferson or split, and 80126, 80129 and 80130 are Douglas. Downtown is the one place where the answer is always the same.

Questions we get asked

Do you work in Ketring Park and Progress Park?

Yes, both sit in 80120 and we cover the whole ZIP code. These are among the older streets in Littleton, so clay laterals and root intrusion are the usual findings when we run a camera there.

My house is from the 1920s. What pipe will it have?

Almost certainly vitrified clay, laid in two-foot sections with a joint every two feet. Clay does not corrode but the joints move over a century of freeze and thaw, and roots find them. The camera tells us how far along that process has gone.

Is 80120 Arapahoe County?

Yes, entirely. It is the only Littleton ZIP that sits completely inside the city limits and within a single county, which makes permitting more straightforward here than elsewhere in our service area.

Can old clay pipe be lined rather than replaced?

Usually yes, provided it is still round. Clay that is cracked or root-infiltrated takes a CIPP liner well, and the jointless liner closes every entry point the roots were using. Clay that has separated far enough for soil to wash in generally needs replacing.

Old street, old pipe

The laterals under this part of town are the oldest in the city, and clay at that. If anything has been slow, the footage is worth having before winter.
