Neighborhoods we cover here
The Columbine area is the western side of the Littleton mailing zone, running from the South Platte out toward the Jefferson County line. We work throughout Columbine, Columbine Knolls, Columbine Hills, Columbine Heights, Columbine Lakes, Columbine Valley, Bow Mar and the stretch of southwest Littleton between them.
ZIP 80123 is the most jurisdictionally tangled part of our service area. The post office calls it Littleton. The municipality may be Littleton, Bow Mar, Columbine Valley, Denver or Lakewood. The county is Arapahoe for part of it and Jefferson for the rest.
Why that tangle matters for a sewer repair
Once excavation reaches the public right-of-way, a permit is required, and the issuing office depends on the exact address rather than the mailing city. In most of our service area that is a single answer. In 80123 it genuinely varies street by street.
We establish which county and which municipality apply before quoting, because it affects the permit fee, the inspection schedule and occasionally the restoration standard for a street cut. It is not something to discover halfway through a dig.
The construction here
Most of the Columbine neighborhoods were built out through the 1960s and into the 1970s, which gives a fairly predictable range of laterals.
| Built | Likely lateral | Common finding |
|---|---|---|
| Late 1950s–60s | Clay, some Orangeburg | Root intrusion; oval deformation in Orangeburg |
| 1960s–70s | Cast iron | Scale narrowing the bore, corrosion at the invert |
| Late 70s onward | Early PVC | Bellies from settlement rather than material failure |
Cast iron is more prominent here than in the older downtown stock, and it brings a different failure mode. Rather than roots entering at joints, cast iron scales internally — mineral and waste build-up narrowing a four-inch pipe to two over decades — and then corrodes through at the bottom where it sits wettest. Descaling with a jetter recovers the bore. Once the invert has gone, the pipe needs replacing.
Bow Mar and Columbine Valley
These are larger-lot neighborhoods with longer laterals and more established landscaping than the Columbine subdivisions proper. Open-cut work is correspondingly more expensive here, and CIPP lining often comes out ahead once the cost of restoring mature planting and finished surfaces is counted in.

Questions we get asked
Is 80123 Arapahoe County or Jefferson?
Both. ZIP 80123 straddles the county line, so the answer depends on the specific address. It determines which office issues the excavation permit and how the inspection is scheduled, which is why we confirm it before quoting rather than after.
Do you cover Bow Mar and Columbine Valley?
Yes. Both are separate municipalities with Littleton mailing addresses inside 80123, and we work throughout. The larger lots there mean longer laterals, which is usually where trenchless methods start to pay off against an open-cut dig.
My house has cast iron. Is that a problem?
Cast iron fails differently from clay. Instead of roots entering at joints, it scales internally and narrows the bore, then corrodes through at the bottom of the pipe. Descaling with a jetter recovers the bore if the metal is sound. Once the invert has gone, replacement is the answer.
Which city am I actually in?
ZIP 80123 includes parts of Littleton, Bow Mar, Columbine Valley, Denver and Lakewood, all with Littleton mailing addresses. For sewer work what matters is the county, because that is where the permit comes from, and 80123 contains both Arapahoe and Jefferson.
Can a cast iron line be lined?
Usually, once it has been descaled back toward bare metal. The liner needs a clean, structurally sound host pipe. Where corrosion has already gone through the bottom of the pipe there is nothing left to cure against and the line needs replacing.
Across the Columbine neighborhoods
Columbine Knolls, Columbine Hills, Columbine Valley and Bow Mar all sit on the same construction history, which means the same pipe and the same failures.
